Resumen

The emphyteusis, both in the Hispanic kingdoms and in the Kingdom of Portugal during the late Middle ages, was configured as one of the typical systems of ownership and agricultural exploitation of the iberian Peninsula. it became the marrow of numerous “cartas pueblas” and pillar centering of the jurisdictional lordships. the purpose of this paper is to highlight the work of this millenary legal institution in the conversion of extensive areas of uncultivated and unhealthy land into fertile crops and, on the other hand, to know the main characteristic notes of the emphyteusis in each peninsular territory.
