Abstract

The purpose of this thesis is to study the problems of rural agricultural land in the basin of Rio Tolomosa Tarija - Bolivia from a geographic - economic perspective through perception and assessment with the owners of plots of agricultural use they have been acquired in the period from 2006 to 2013, about the intrinsic and extrinsic variables such plots, communities and basin where these plots are located, to classify them into strengths and weaknesses and identify opportunities and threats that face in order to determine, firstly, through "mental maps" perception and degree of perception people have of the problems at the farm level, community and basin, and on the other hand, through the "hedonic function Prices "establish a relationship between the prices actually paid per hectare and the characteristics and / or attributes of the plots, which allow us to significantly explain the" valuation "of the problem of rural agricultural land in the basin. Through a "sweeping or raking operation" of the basin were identified 87 plots that were the subject of a transaction in the period 2006 – 2013 to whose owners, for the purpose of understanding the perception and degree of perception of the problem of rural agricultural land, a questionnaire designed on scales tested and validated in previous scientific studies (Escobar Martinez, FJ, 1991 and others) and the model of Lynch was applied, whereas, through visits "in situ" and the help current mapping of the basin, a GPS system and the Arc Gis software, were collected biophysical information of each of the 87 plots previously identified for the purpose of estimating through hedonic pricing model valuation which has stood on the problematic. It was determined that the perception and the degree of perception set of variables (intrinsic and extrinsic) explaining the problems of rural agricultural land in the basin improve to the extent that we go over to plot´s level to community and basin, also finding a strong affinity between the results of perception and evaluation. It concludes with a proposal of practical and strategic guidelines, in line with the particularities of the problems identified, in order to develop a model for rural development for the watershed.
